Is my landlord in breach of contract if he (she) fails to maintain a central air conditioning unit?

I have a central air conditioning system. The system is outside the unit and under the responsibility of the owner (landlord). The air conditioner consistently freezes over. I have made repeated request for the unit to be repaired. The maintance staff has been here on approximately 10 occasions. On each (or most) occasions their staff needed to add freon to the system. This 'repair' ignored the real problem of leaks in the system. And, as I am told, the condenser was malfunctioning and needed to be replaced. This problem still exists. Are they in breach of the contract?

You will have to read your contract and/or possibly contact the housing authorities in your area to find out a landlord's responsibilities.

What is the process to clean a central air cooling system?

My condo has a central air and I havent cleaned it for two and a half years. What type of cleaning of the ducts is needed? How much is the range that it should cost? When I wake up at night my nose feels congested and I think the ducts are a bit dirty. Please advise.

Have you changed your filters on a regular basis?

If the unit is over 7 years old, call in a duct cleaning company. You can find them in your yellow pages. They will vacuum the ducting and you will be charged based on the number of supply and return registers in the home.

If your condo is less that 7 years old, check the condensate pan under your indoor air conditioner coils. You will need to remove the panel where the coils are located, and check to see if the drain line is plugged and if there is any water in the pan. If yes, clean the drain and pan. Put a diluted (10 parts water to 1 part chlorine bleach) solution in the pan (NOT ON THE COIL!) and flush the pan. If you can see the coils, pick up a coil cleaner from your local home store and wash the coils. otherwise, a very weak solution of soapy water (20 parts water to 1 part detergent) can clean the coil.

why does my central air conditioning unit start to blow hot air after it has been blowing cold?

it blows hot air after about an hour of blowing cool and when i turn it off for about 15 minutes then turn back on it blows cool. this continues through the day.

There are a number of potential reasons for this to occur, but the symptom is probably the same with all of these reasons. What is likely to be occurring is that the unit starts off seemingly working very well, then after a while the temp. begins to rise. You will usually see a difference in the volume of air coming out of the ducts as well. At this point the evaporator coil is probably icing up either due to a low refrigerant charge or a restriction in the airflow. The restriction can be from a collapsed or crushed duct or a plugged filter or plugged coil. As the icing of the coil continues, you will get less and less performance until the motor starts to create more heat than you are removing. Shutting it off will allow the ice to melt and then you can start the cycle all over again. If the filter is plugged, replace it. If the coil is plugged, the indoor unit will need to be opened up and cleaned. If there is a low refrigerant charge, then the system will need to be leak checked and repaired, and then evacuated and recharged. Of course there are numerous possibilities that I have not mentioned , but based on your description, these are the most likely scenarios.

One more thing, if you continue to operate this unit as you have been, it will result in a compressor failure eventually.

What are the pros and cons of a central air w/ heat pump?

We live in north east PA and just bought a 30yr old ranch style home that has a central air system that will be in need of updating, maybe not this year, but next. Currently the house has baseboard electric heating and it was suggested we update a new central air system to a unit with a heat pump. It seems like people either love them or hate them and I just wanted to get some more opinions. I am looking for cost effectiveness as well as comfort. Personally, I like a moderate climate, neither too hot nor too cold so some say this would be perfect. My father thinks we have too extreme of a climate in the summer and winter for a heat pump to provide either adequate heating or cooling. We are looking for some more opinions/ideas, please.

Heat pump are fine but they do have some things to be concerned about one is there is a evaporator drip pan inside the home at the intake , it has a primary and a secondary drain , like when you run the A/C in your car and turn the motor off and you note clear water dripping from the under the car on the passenger side well that how cars git rid of the condensation OK, follow so far, now the primary drain in a heat pump goes to one of the sinks in the house usually the bathroom closest, its a rubber hose that will be in only one drain so it will look different than the rest of the sinks drains the law says the secondary drain must come out of the house and be seen in the event of the primary plugging up ,and if you see water coming out of this pipe usually just a white schedule 40 PVC, means the primary is plugged up and needs serviced , you must know where the secondary goes ask the seller or A/C person i have seen the secondary fill up with water & attics and sealing fall in cause they were not properly installed , other that that they are a great unit self contained and long life and very cold air and warm air , i have one where i live and keep the filter changed i do one a month depends how much dust is in air where you will live, also 3M sells a expensive filter that's great hepa filter stops all contaminants from re entering your house , good question my has run 14 years trouble free so far

Good price for a used air conditioner?

We have a window unit at work. It is a Carrier. It is in good condition. It is a year old. The building I wiork in is redoing the air condition and we no longer need the unit. It originally cost the company $650 a year ago. I want to purchase it from teh company but do not have $650. It has depreciated in value over the year I am sure. What is a fair price to pay for a 1year old air conditioner as stated above?

Realistically these will last 15 years. This said, the value of the unit dropped at least 25% when it went out the door, bringing the top price you want to pay for it @ $485. Lowball them, knowing that you have some wiggle room to go up if so desired. Go luck and happy haggling.

How do you dertermine the best central air conditioner for my house?

There are so many businesses that install air conditioning, they all want to come to my house to determine the price range. Is there any way to narrow down my selections?

It is true they do need to come to your house to determine what type and size of unit you will need. They will measure the rooms, look at your window size, check your insulation, look at your crawlspace or attic, look at your electrical box, etc. A proper company will do what is called a Manual J calculation. This will determine the tonnage of unit needed to heat and cool your home. Don't go with a company who doesn't do this! Get everything in writing.

Check with the local BBB to see if there are any complaints on any of the companies. The problem with HVAC companies is many pop up during the summer time and are gone by the next year. So make sure you get a company who has been in business for a period of time. They are least likely to "leave you hanging" in case of any problems.

If your city requires one, make sure to get a city inspection. Some companies don't relay this to the homeowner to save them time/money on inspection fees.

Another good idea is to find a company with a maintenance program. This will allow them to come clean the unit either once or twice a year. One with 24 hour service is also a plus.

Do research on central units to see what brands are best. Trane/American Standard are the same unit, as well as Bryant/Carrier. There are possibly 4-5 actual manufactureres out there so be careful of brands. Personally I have seen the most problems with low-end "builder" type units such as Rheem and Rudd.

What we know today as "The University of Central Lancashire" in fact started from a small college called "Harris Technical College" by the society. About thirty years later in 1932 and after lots of changes and development, the name was changed to "Harris Art College". Later it became a polytechnic and years after like some other polytechnic in UK was awarded the status of university. Finally in 1992 it was named "The University of Central Lancashire".

One of the most celebrated alumnus of UCLan, Victoria Derbyshire, currently performing on BBC 5 Live obtained her English degree in 1998, then she joined 5 Live and performed as co-presenter of the Breakfast Show with J. Perhaps the most widely used air conditioners are the window air conditioners. They are quite popular for heating and cooling in both domestic and commercial premises. The basic advantage of a window air conditioner is that unlike the central air conditioners and the split air conditioners, it fits well in the window giving a good look and it does not occupy any space of the room at all.

Moreover, window air conditioners do not need to be shifted every now and then from one place to the other. However, like any other air conditioning equipment, it produces noise, the intensity of which differs with the type and size of the window air conditioners. Constant noise can indeed be very disturbing and distressing to the home and surrounding residents.

It is, therefore, advisable for the consumer to compare window air conditioners by checking the sound power level labels on the unit or in the literature specifications. The noise levels are often given in decibel ratings and the higher the decibel level, the louder the unit will be. The sound pressure increases by a factor of ten for every 10-decibel increase. For example, 60 Decibels is 10 times louder than 50 Decibels and 100 times louder than 40 Decibels.

The compressor and the fan are combined in a single unit and mounted in the window air conditioners and this is the source of all the noise in the air conditioner. The other causes of noise could be worn bearings, cabinet rattles, dirty or rusty fan blades, worn rubber mountings and compressor wear. Regular maintenance can reduce the noise to some extent but with the passing of time, there is bound to be an increase in the level of the noise.

You should check whether your window air conditioner is vibrating or producing a rattling noise and if so, then it is not a normal situation. The reason for this can be improper installation or loose side panels. If, however, you hear a scraping noise, you should either take the help of an authorized service provider or you can also try to find out the cause and repair it yourself.

The following steps can help you in tracking the fault and repairing it:

You should tighten the screws holding the front panel onto the unit. You should check carefully the window all round the unit. You should then turn the window air conditioner on and press your hand against the sash. If you find that as you press your hand against the sash, the sound changes in pitch, then you should put some wooden shims in the gap between the window air conditioners frame and the sash. If, however, the pitch of the noise changes when you press your hand on the glass, you should use some insulating cellophane tape between the glass and the frame. You might have to use putty if that does not reduce the noise.

If you feel that the sound is originating from within the unit, you should take the unit out of the window and check to see if the fan blades are bent. If so, just bend them back so that they match the others.
